Can a drain near the beach be blocked by sand rather than roots?
Yes. Sand ingress is a coastal fault, with sand from the dunes settling in broken gullies and old pipe, and a big storm can fill a damaged drain. Roots from the scrub give the same slow drain, so we film the pipe before choosing how to clear it.

Why do hot water tanks near the coast fail early?

This pocket of coast is among the hardest in Lake Macquarie for exposed metal, so a beachside cylinder can rust through well ahead of schedule. Marine-rated replacements last far better on an outside wall.
